Roofing quote paperwork with calculator and clay tiles

What roofing work really costs in 2026

Researched UK prices for every roofing job, updated for 2026, so you can spot an inflated quote and a suspiciously cheap one. Check the fair price in our roof replacement cost calculator, then get up to three free quotes to compare against it.

Quick answer: a full roof replacement on a UK semi-detached house costs £5,500 to £14,000 in 2026 and most repairs cost £150 to £1,500. Flat roofing runs £80 to £150 per m² and scaffolding adds £800 to £1,500 to a re-roof. Every job is priced in the table below.

Roofing is one of the few trades where two quotes for the same house can differ by thousands and both be honest. The gap is almost always scope: whether the membrane and battens are being replaced, whether scaffolding is in the price, whether the tiles are genuinely matched. This page gives the fair 2026 range for every job we price, then the three things that move it.

Want a figure for your own house rather than a range? The roof cost calculator adjusts for house type, material, complexity and region in about 30 seconds.

What actually moves the price

Six things decide where in the range your quote lands, and only one of them is the roofer's day rate.

  • Access. Scaffolding is £800 to £1,500 on a typical semi and it is charged whether the job takes two days or ten. It is the single reason small jobs feel expensive and why bundling work while the scaffold is up saves real money.
  • Material. Concrete tiles run £110 to £150 per m² fitted, clay £130 to £180, natural slate £150 to £220. Over a 60m² roof that is a £3,000 to £4,000 swing before anything else is priced.
  • Roof shape. Hips, valleys, dormers and chimneys add cutting, leadwork and time. A complex roof costs roughly 18 per cent more than a simple gable of the same area.
  • What is underneath. A re-roof that needs new battens and membrane costs more than one that does not, and nobody knows for certain until the tiles come off. A good quote states what happens if rotten timber appears.
  • Waste and disposal. Skips, tipping fees and, for asbestos cement, licensed disposal. Budget £300 to £500 on a re-roof, more where asbestos is involved.
  • Where you live. Labour and access costs vary by a third across the UK, which is the table below.

Roofing prices by region

The same semi-detached re-roof, priced across the UK. These are the regional factors our calculator applies to every job.

RegionVersus UK averageSemi-detached re-roof
London+22%£6,650 – £17,150
South East+12%£6,050 – £15,750
South West+5%£5,700 – £14,750
East of England+5%£5,700 – £14,750
MidlandsBaseline£5,500 – £14,000
North West-3%£5,250 – £13,650
North East and Yorkshire-5%£5,150 – £13,350
Wales-3%£5,250 – £13,650
Scotland-2%£5,300 – £13,800
Northern Ireland-7%£5,000 – £13,100

London pricing is not greed: scaffold licences, parking suspensions, tighter access and higher labour costs are real. What it does mean is that a London quote should be compared against London prices, not against a national average a relative quoted you in Yorkshire.

What a fair quote has to show

Before you compare two numbers, check they describe the same work. A quote worth trusting itemises:

  • The covering, by name and manufacturer, not just "tiles"
  • Membrane and battens: replaced or re-used, stated either way
  • Scaffolding, and who pays if it stays up longer than planned
  • Leadwork, ridge, verge and valley details
  • Waste removal and what happens to the old material
  • The guarantee: length, what it covers, and whether it is insurance backed
  • A payment schedule with little or nothing up front

Our guide to reading a roofing quote goes through a real one line by line, and roofing scams to avoid covers the pressure tactics that follow storms.

Repair or replace?

Repairs win while the covering has life left and the failure is local: a few slipped tiles, one failed flashing, a cracked valley. Replacement wins once you are paying repeatedly for access to the same roof, when the membrane underneath has perished, or when a sagging ridge says the structure has moved. If the roof is past 40 years on concrete tiles or 20 on felt, price both and compare cost per remaining year rather than cost today.

Cost questions

Roofing cost questions, answered

A full roof replacement on a typical semi-detached house costs £5,500 to £14,000 in 2026, including scaffolding and waste removal. Concrete tiles sit at the bottom of that range and natural slate at the top. A mid-terrace is usually 20 to 30 per cent less and a detached house 30 to 50 per cent more.
Most common repairs cost £150 to £1,500. Slipped or broken tiles run £150 to £400, flashing and ridge work £200 to £600, and structural timber repairs £1,000 to £3,000. The first £150 is mostly access and the roofer's callout minimum, which is why one tile rarely costs less than several.
Usually because they are not the same job. One may include a new membrane and battens where the other re-uses them, one may include scaffolding where the other assumes a ladder, and one may price genuine tile matching where the other fits the nearest equivalent. Compare the line items, not the totals.
Reputable roofers quote free for straightforward domestic work. A paid fee is normal only for a structural survey or a detailed condition report, where you are buying the document rather than a price.
It should be, and it is worth £800 to £1,500 on a typical semi. If a quote is silent on access, ask in writing whether scaffolding is included. A quote that leaves it out looks cheaper and ends up costing the same or more.
When the covering still has years left and the failure is local: a few slipped tiles, one cracked valley, failed flashing. Once you are paying for repeated access to the same roof, or the membrane underneath has perished, repairs stop being the cheaper option.
