A tiled roof is the one upgrade that turns a conservatory into a room. It is also the one with the most ways to be quoted badly.

Quick answer: a lightweight tiled conservatory roof costs £7,500 to £16,000 in 2026 depending on size and shape, or roughly £500 to £1,000 per m². That should include the structural check, the new frame, insulation, tiles, a plastered ceiling with spotlights and building control sign-off. If any of those lines is missing, the quote is not cheaper, it is incomplete.

What the price should include

  • Structural survey, £300 to £600. Before anything is ordered.
  • Strip out and disposal of the old glazing and glazing bars.
  • The new roof structure: engineered timber or an aluminium system sized for the load and the span.
  • Insulation to current standards, which is what the building regs application turns on.
  • Breather membrane, battens and lightweight tiles, usually a slate-effect composite at a fraction of concrete tile weight.
  • Internal ceiling: plasterboard, skim and decoration-ready finish, with spotlights and often a roof window or two.
  • Building control application and certificate, £150 to £400.
  • Guarantee, typically 10 years on the system and workmanship. Ask whether it is insurance backed.

Where quotes differ

Three lines explain almost every gap between two quotes on the same conservatory:

  • Roof windows. Each one adds £900 to £1,600 fitted, and a tiled roof without any is a dark room.
  • The ceiling finish. Plastered and skimmed, or plasterboard left for you to finish. The gap is £600 to £1,500.
  • Electrics. Spotlights, a new circuit and certification, or nothing at all.

Does it pay for itself?

Not in energy savings alone, because you are heating a room you previously did not use. It pays in usable floor space: a 14m² conservatory that works twelve months a year is cheaper than any extension that would give you the same room, which starts at £2,000 to £2,500 per m². Estate agents are also clear that an unusable conservatory reads as a liability to buyers and a warm one reads as a room.

The checks before you sign

Ask for the structural report in writing, confirm that building control is included with a certificate at the end, and check the tile weight per m² against what the surveyor says the frame can carry.
